Nine Steps from First Conversation to Plans Ready for Builder

Most people have never built a custom home before. The process can feel overwhelming — especially when you're also managing land, a builder search, and a family with opinions. Our process is designed to make the design phase clear, collaborative, and even enjoyable. You'll always know where you are, what comes next, and why.

Discovery & Property Review

We start by getting to know you, your land, and your vision. We review your property — topography, views, sun orientation, prevailing winds, access points, and any site constraints. This shapes everything that follows.

Before a single line is drawn, we need to understand the land. A home on 50 acres of rolling Texas hill country is designed very differently than a home on a flat 10-acre tract. The land tells us where the house wants to go.

Ideas, Inspiration & Wish List

We gather everything you love — photos, magazine clippings, Pinterest boards, homes you've admired, and the list of everything you've always wanted. We also talk about what you don't want.

This is the most important conversation in the entire process. We're not just collecting a wish list — we're learning how your family lives, what matters to you, and what kind of home will make your life better.

Program Development

We translate your wish list into a formal program — a written document that defines every space in the home, its approximate size, its relationship to other spaces, and its connection to the outdoors.

The program is the foundation of the design. It answers the question: what does this home need to contain and how does it need to work? Getting this right before drawing anything saves enormous time and money later.

Bubble Diagram & Site Placement

We sketch the relationship between spaces and begin to think about how the home will sit on your property — orientation to the sun, relationship to views, arrival sequence, and connection to outdoor living.

This is where the design starts to take shape on paper. Not rooms yet — relationships. Where does the master suite go relative to the land? Where does the kitchen face? How does a guest arrive and what do they see?

Schematic Floor Plan

The first real floor plan — rooms, flow, dimensions, and the overall shape of the home. This is where you begin to see your home for the first time.

We present the schematic plan and walk through it together. We talk about what's working, what needs adjustment, and what questions it raises. This is a collaborative process — your feedback shapes the next version.

Design Development

We refine the floor plan based on your feedback and begin developing the exterior — roof form, materials, windows, porches, and the overall character of the home.

This is where the home starts to look like something. We develop elevations, work through the exterior character, and make sure the inside and outside are telling the same story.

3D Visualization

We produce three-dimensional renderings of the home so you can see it from the outside, walk through the interior spaces, and understand how it will feel before it's built.

Most people struggle to read floor plans. 3D visualization closes that gap. You'll see your home from the driveway, from the back porch, and from inside the great room — before a single dollar is spent on construction.

Final Floor Plan & Specifications

We finalize the floor plan, lock in all dimensions, and develop the specifications document — materials, finishes, systems, and construction details that your builder will need.

A complete, well-documented set of plans and specifications is the single most important thing you can give a builder. It eliminates ambiguity, reduces change orders, and protects you throughout the construction process.

Plans Ready for Builder

You receive a complete set of construction documents — floor plans, elevations, sections, details, and specifications — ready to take to your builder for pricing and permitting.

This is the deliverable. A complete, professional set of plans that any qualified builder can price, permit, and build from. You're ready to build.
